Current prices on the Monterey Peninsula are at approximately the level of 2003 pricing. About 30% of properties under $1 million are now pending sale, a sign of emerging market strength. Between $1 and $2 million about 13% are pending sale which means there will likely be continued price weakness. Above $2 million only 4% of homes are pending sale which means there is a high probability of further price declines.

The financing situation for buyers has improved lately. The conforming loan limit in Monterey County has been raised to $729K and jumbo loans are available again. This seems to have improved the market for homes listed under $1 million. Although most buyers insist upon 100% cash, you might want to check out the
